Stick him in the garage. Or heck, there are two rooms. Just move his stuff on over. No way he'd motivate himself to move it back.

yeah, but i need a room. and a bedroom. and josh needs a really big closet. so i don't think it would work. and i can't have him eating the lead paint.

Drywall is up and we are ready to texture. Doesn't sound fun, but then all the ugly will be covered up. Mudding the drywall was infuriatingly slow. Then we have to base coat and finally, paint. Oh, and put up new molding and basboards. And then pretty up the hardwood floors, after we tear up carpet. Joy.

No rent to own. Need lots of cash now. My mother is in danger of foreclosure and has to get her mortgage paid. Plus, my grandmother's final expenses. Houses around it for sale are priced in the $60,000s. We are aiming lower to sell quickly.

meh. bad location, and loans are impossible for us right now. only renting seems likely.

Yeah, it's farther from your life than you'd like. For others, it's not bad. Right by the highway and good neighborhood full of nice quite old people.
